If Waterside is the building on the East River, the apartment would probably be physically much nicer than a brownstone, that is, cleaner and newer. I live in a brownstone, and yes, many are 100 years old. If the building has been well maintained, it's fine. It really does depend on the building. I walked through the park yesterday singing (to myself) "February in New York." It could've been June for the numbers of people strolling yesterday. And everyone was looking up (not too common in NY) and smiling at each other. I admit to not liking the idea when I first heard it. But I've been converted. John's has four locations, I believe. You want the one on W. 44th St. in the theater district. Carmine's will be much more expensive, but considering that each dish feeds 5-6 people, it's not outrageous. (carminesnyc.com) Another option is Virgil's BBQ (same owners as Carmine's). I've never seen the guest rooms at either hotel, so my opinion is based solely on location. Go for the Michelangelo! The best thing about the Benjamin's location is that it's a shorter walk to the UN, Grand Central Station, and Bloomingdale's. The Michelangelo is in a much better location, with easy access to many subway lines (1, 9, C, E, N, R, W, Q). The only complaintsby Oracle - Ask a New Yorker :

The problem with Broadway shows is that they all let out at about the same time, making it nearly impossible to get a taxi. I agree that the walk over to 5th Avenue and then down to the hotel would be nicer than walking down the avenues in between.
